It is crucial to the longevity of the structure that existing or potential spalling issues are identified early, properly repaired by qualified contractors followed by measures to halt or slow the concrete degradation process. Apart from the obvious aesthetic value of repainting the exterior of the building, some modern high build coatings are specifically formulated and tested to slow or halt chloride ion ingress on the painted surfaces. Chloride ion ingress over time will reduce the pH of the concrete leaving the reinforcing steel vulnerable to concrete cancer.
